Rockland County is small, but its housing varies a great deal from town to town, and so do the garage door problems that come with it.
- Ramapo: Monsey, Spring Valley, Suffern, Airmont, Pomona. The western side of the county mixes mid-century ranches and split-levels with much newer and larger homes, multi-family houses and townhouse developments. Garage doors here are often in heavy daily use.
- Clarkstown: New City, Nanuet, Congers, Valley Cottage, West Nyack. Mostly 1950s to 1970s colonials, split-levels and raised ranches with attached garages, frequently under or beside a bedroom, so noise and insulation matter.
- Orangetown: Pearl River, Nyack, Blauvelt, Orangeburg, Tappan. Older river villages with detached garages and narrow lots, alongside established suburban neighbourhoods. Non-standard openings and low headroom are common in the older garages.

What Rockland County Weather Does to a Garage Door
- Cold snaps. Spring steel is more brittle in the cold, and springs near the end of their life tend to break on the first hard freezes.
- Road salt. Salt carried in on tyres sits against the bottom section, the bottom brackets and the cable ends, where rust starts.
- Freeze and thaw. Meltwater freezes the bottom seal to the floor. Running the opener against it strips gears and tears the seal.
- Humid summers. Wood doors and frames swell, and a door that ran freely in spring binds in July.
Before You Call
- Note your town and whether a car is trapped in the garage.
- Look at the spring above the door for a gap in the coil, and at the cables for slack. Do not touch either.
- If the door is crooked or off its track, unplug the opener and leave the door where it is.
