Why Garage Doors Fail Here

Northern New Jersey is hard on garage doors in ways that show up in the repairs we see:

  • Cold snaps. Spring steel is more brittle in the cold, and springs that are near the end of their life tend to let go on the first hard freeze of the season.
  • Road salt. Salt carried in on tyres sits on the floor against the bottom section, the bottom brackets and the lower ends of the cables, which is where corrosion starts.
  • Freeze and thaw. Meltwater freezes the bottom seal to the slab. Running the opener against a frozen seal strips gears and tears the seal.

Replacement starts to make sense when several sections are damaged, when the door is a discontinued model with no matching panels, when rust has reached the bottom section and its fixtures, or when repair quotes keep arriving a few months apart. Repair Questions

The usual signs are a loud bang from the garage, a door that will only lift a few inches before the opener stops, and a visible gap of an inch or two in the coil of the torsion spring above the door. With extension springs along the side tracks, you may see one hanging loose.
It is possible but risky. The door is far heavier than it feels when the spring is doing its job, and it can drop without warning. If a car is trapped and you must get it out, call before you try.
On a two-spring door, usually yes. Both springs have done the same number of cycles, so the second is typically close behind the first. Replacing both together also keeps the door balanced. Ask about the condition of the second spring when yours is replaced.
Most often the safety sensors near the bottom of the tracks are misaligned, dirty or have a damaged wire. It can also be a close-limit or force setting on the opener, or a door binding in its tracks. Sensors are the first thing to check: both small lights should be steady, not blinking.
It depends on the fault and the age. A worn gear or a failed capacitor on an otherwise sound unit is usually worth fixing. An opener without modern safety sensors, or one with a failed circuit board that is no longer made, is usually better replaced.
